BY PAYING FOR AND CONFIRMING YOUR RESERVATION, YOU AGREE THAT YOU HAVE READ AND ACCEPTED THIS CABIN RENTAL AGREEMENT and consent to all terms outlined within this document. The cabin address and check-in instructions will be sent to you 3 days before your arrival date or sooner depending on your check-in date. 1. GUEST POLICY: Only the guests specified in the reservation are allowed to stay at the property. The maximum occupancy is 6 people, including children and infants. If you exceed the number of guests listed on your reservation, it will result in cancellation without a refund, and you will incur a charge of $100 for each additional person. Please ensure that children are supervised at all times; those under 18 cannot be left alone in the cabin and must be accompanied by a responsible adult. 2. NO PARTIES OR EVENTS: Parties and events are strictly prohibited. If you intend to host a house party, please do not book this cabin. Please refrain from using confetti, rose petals, or bath bombs. For any small celebrations that involve balloons or similar decorations, please ensure everything is cleaned up afterward; failure to do so will result in an additional cleaning fee up to $250. 3. NO PETS ALLOWED: Pets are not permitted. If a pet is brought to the property, you will be required to leave without a refund and incur an additional $250 cleaning fee. 4. PARKING: You will have your own paved driveway for 2 vehicles. Please do not park on the street or in the neighbor’s driveway. No RV/campers allowed. Use overflow across from pool for additional vehicles if you exceed cabin parking area. Any vehicles parked illegally may be towed, and the vehicle owner will be responsible for any associated fines or towing fees. 5. NO THIRD-PARTY RENTALS: The property cannot be rented on behalf of someone else if the person making the reservation will not be staying at the property or will not be present for the entire duration of the rental. If you are booking for a friend or family member, please ask them to create their own account and profile, as we need to fairly review their account and know who will be staying in our property. Booking on someone else's behalf creates challenges for communication, as we require all guests to connect with us through the app’s messaging platform. Making a reservation for someone other than yourself will result in the cancellation of your booking. 6. SECURITY CAMERAS & SYSTEM: Our property has security cameras installed on the exterior facing the driveway and entryway. Any tampering with the cameras will result in immediate termination of your stay without a refund. These outdoor cameras are installed to ensure the security of the driveway, parking area, entryway, and the property and its contents, as well as to enforce compliance with occupancy and pet rules. Additionally, there is an ADT security system in the kitchen with the camera feature disabled. 7. SMOKING AND DRUG USE: Smoking and the use of drugs of any kind are strictly prohibited inside and around the cabin, including the hot tub balcony. Tampering with smoke detectors is dangerous and not allowed. If any smoke is detected inside the cabin, a $500 cleanup fee will be charged. 8. LIABILITY: The cabin owners and their entities are not responsible for any accidents, injuries, or illnesses that occur on the premises or during the use of any resort facilities. They also do not assume responsibility for the loss of personal belongings or valuables. By accepting this reservation, all guests acknowledge and agree to take on the risk of any harm that may arise from their use of the premises. The use of the cabin and resort facilities, including the hot tub and swimming pool, is solely at the risk of the guest and their accompanying guests. 9. MAINTENANCE & HOUSEKEEPING: Maintenance services are only available during your stay in the event of an emergency. There is no daily housekeeping or maid service provided. Linens and bath towels are included in the unit. 10. AMENITIES: The host will make an effort to provide the following items during your stay, but availability cannot be guaranteed: coffee pods for the Keurig, creamer, sugar, shampoo, conditioner, bar soap, laundry detergent, and dishwasher pods. Guests are welcome to use these provided amenities, but please ensure any remaining items are left for the next guests. Please remember to bring or purchase any additional items and toiletries you may need, especially for stays longer than 3 days. It's important to note that charcoal for the outdoor grill is not provided. 11. PROPERTY CARE: Guests are expected to maintain the property and all furnishings in good condition. You will be held financially responsible for any items removed from the cabin. Please use appliances only for their intended purposes and refrain from rearranging furniture. 12. HOT TUB RULES: -Children under the age of 6 are not permitted in or around the hot tub at any time. -Children aged 6-17 must always be accompanied and supervised by a responsible adult. -Using the hot tub involves certain health risks; therefore, you and your guests use this facility at your own risk. We will not be liable for any illness or injury related to its use. -Alcohol and drug use are strictly prohibited in or near the hot tub. -Do not use the hot tub if you are ill, pregnant, or have consumed alcohol or drugs. -The hot tub is to not be used any higher than 104º, this is for your safety. -DO NOT SIT OR STAND ON THE HOT TUB COVERS. They are designed for insulation purposes only and cannot support a person's weight. If damaged, you will be charged $600 for replacement. -When not in use, please keep the covers on to retain heat. After each use, turn off the jets and blower to allow the hot tub to heat properly, and also turn off the hot tub light. -If a service call is required due to guest negligence, a $200 charge will be incurred. -DO NOT USE SOAP, BUBBLE BATH, BATH BOMBS, OR OILS OF ANY KIND IN THE HOT TUB. If you have sensitive skin, we advise against using the hot tub. We strongly recommend showering after using the hot tub to remove any sanitizer from your skin. -Please wear only bathing suits in the hot tub; no diapers or street clothes are allowed. Our housekeepers drain, sanitize, refill, and replenish chemicals in the hot tub before your arrival, which may result in it not being warm until later in the evening. 13. ELECTRIC FIREPLACE: The fireplace is an electric fireplace. Please do not throw any paper or other combustible materials in the fireplace. Fireplaces are turned off from April 1 to October 1. They are not operational during this time of the year. 14. SEVERE WEATHER: No refunds will be issued for cancellations due to weather including snow/ice. Please be aware that mountain roads can be steep and winding. We strongly recommend using a four-wheel drive vehicle during winter months, as we do not provide refunds for road conditions. We recommend purchasing travel insurance for all planned vacations, as it will safeguard your investment in the event of severe weather. We will abide by our refund policy. 15. DO NOT FEED THE WILDLIFE: Feeding wildlife is strictly prohibited. Please maintain a safe distance from wild animals. If you encounter any wildlife during your stay, do not feed them or bother them. All garbage must be deposited in the designated bear-proof garbage receptacle located next to the cabin entrance. Ensure that the bear box is not overloaded, as it must close securely, and do not leave any loose trash inside the receptacle. Please latch securely. 16. NOISE: The cabin is in the woods. You will likely see and hear critters. The roof is metal and there is no attic so if it rains you will hear it. If a squirrel (flying squirrel included) or other critter crawls on the roof you will hear it. 17. FIRE SAFETY POLICY: Open flames of any kind, including candles, are strictly prohibited. You will have access to the entire property, with the exception of the owner's closet and cabin's crawlspace. Self check-in is with a smart lock. You will receive your code 3 days prior to check-in or sooner, depending on when your reservation is made.
